When buying a home or other such real estate, students studying real estate should know that it is good to have an inspection by a certified home inspector as well as contractors/trades persons look into making sure the abode is habitable before buying. The seller should also be aware of deficiencies & be prepared to fix them as best as possible before even considering selling.
